Your 2027business planis going to fail.

Not because it's bad.
Because nobody checks on it.

This one checks on you every Sunday — and holds you to it. Build it in about 25 minutes with AI you already have. You leave with a real plan, a one-page card for your wall, and a number you have to answer for every week.

Works in Claude or ChatGPT. You'll need a paid plan on either one — that's the only cost, and it isn't to me.

The whole thing, start to finish.

I build one on camera — the install, the questions, the math, and the plan it hands back. About 15 minutes.

Why plans die

Most agents write one in January.
By March it's a file nobody opens.

It was never specific

"Do more social" isn't a plan. A plan says three conversations a weekday, 9 to 11, starting with Tom.

The math was wishful

Dividing your goal by an average commission undercounts. Your caps haven't cleared yet, so the early deals pay the least.

Nothing followed up

No plan survives on willpower. It survives because something asks you for six numbers every Sunday.

What you walk away with

Four things, in about 25 minutes.

The Execution Card

One page. Your own words at the top, your number, your daily commitment, the first five people to call, and a line to sign.

The full plan

Your money deal by deal with the caps where they really clear. Deals by pillar, day to year. Your week, your quarters, your first 90 days.

A phone wallpaper

Your number and your daily commitment, where you'll see them fifty times a day.

The Sunday check-in

Six numbers, five minutes, every week. Your real ratios replace the estimates after a month.

Page one

This is the page that goes on the wall.

Not a worksheet. One page you can read in four seconds on a bad Tuesday — your reason, your number, and the exact next thing to do.

The quote at the top is always something you actually said during the session. That's the part people tell me hits.

How it works

Five steps. The install is the only fiddly bit.

  1. Download the fileOne zip. Don't unzip it — the AI unpacks it itself.
  2. Load it into Claude or ChatGPTClaude: Customize → Skills → +. ChatGPT: drag it into a new chat and say "read this".
  3. Type "start my business plan"30 questions, one at a time. It does the math in front of you.
  4. Pin the chatThe step people skip. It's the same chat you come back to all year.
  5. Sunday at 5Six numbers. It goes on your calendar with an email reminder so you don't have to remember.
Still here?

Then you already know
what January looks like.

Build the plan. It's free, it takes about 25 minutes, and on Sunday something finally asks you how the week went.

Five brokerages in 25 years — national franchises, a mom-and-pop shop, and eventually my own, New York Real Estate Experts, where I was the broker. In 2018 I brought the whole thing to eXp and YREEX became the team name.

Every one of those places did business planning the same way. Once, in January, on paper. Nobody looked at it again.

In 2021 I moved my family from New York to Fort Mill, South Carolina, and started over in a market where nobody knew me. Twenty-plus years in, with a database three states away. That year taught me more about business planning than any class I ever sat in.

Eight hours in a hotel ballroom, everyone goes home with a binder. The planning was never the problem. Nothing ever came back and asked how the week went.

So I took the session I actually run with my own agents and taught it to an AI. It asks what I'd ask, does the math I'd do, and argues with you where I would. Then it does the part a class can't — it shows up every Sunday.

It's free. My team gets it, and so does anyone else who wants it. I have one rule and it's the only thing I've carried through all of it: NGU — Never Give Up.
